Land regeneration

Willow Tree Homes is interested in buying land, subject to planning, for development. Whether you have a redundant commercial property or a home with a large garden and would like to unlock some of the equity, we will quickly assess the potential of your site.

 

Brownfield land for urban regeneration is of special interest - and we are constantly looking for new and exciting development opportunities that allow us to regenerate and improve the villages and towns in which we build. Your brownfield site can have potential for many different uses including residential, commercial and retail, even if it is within the greenbelt or open countryside.

Strategic Land Promotion

Land Promotion Agreements, sometimes known as Planning Promotion Agreements, are an increasingly common way for land owners to get the expertise and financial support they need to secure planning permission for development on land they own.

A Promotion Agreement is a legally binding contract between the land owner and their partner – usually a land promoter, like Willow Tree Homes. They can be applied to any type of site, but are typically used where securing planning permission is not straight-forward and may take some time to achieve.

Willow Tree Homes will commit to using our funding, experience and expertise to secure planning permission on the piece of land – these efforts are at the promoter’s risk, since the land owner isn’t expected to provide any of the funding needed to progress planning.

In return, the land owner will commit to selling the site once planning permission is secured, with Willow Tree Homes taking a share of the actual sale price for the site. The size of our share varies, depending on the size and location of the site, as well as the chances of success. The exact figure will be agreed at the outset and written into the agreement.

The agreement will be tailored to the land owners’ individual circumstances, but will include:

  • the length of time Willow Tree Homes has to successfully secure planning permission;

  • an obligation on us to work diligently;

  • a limit to the costs incurred by us to only those that are reasonable;

  • the share of the eventual sales price that Willow Tree Homes will receive.

What are the benefits of working with us?

Because our return is a share of the selling price for the site, our motivation is the same as the yours – to maximise the value of the land. As we only make a return if we succeed, you can be certain we will work hard to secure planning permission for you.

We fund the whole process

It doesn’t cost you anything - Willow Tree Homes will fund the whole process.

This means that if for some reason the promotion is ultimately unsuccessful, you aren't out of pocket. Our return is paid out of the selling price for the site when it is eventually sold.

The price of the site is determined via a competitive bidding process

Once planning permission is secured, we will put together a detailed information pack and make sure the site is ready before marketing it for sale. Marketing sites in this way helps to secure the best possible value for you.

We will take the hassle away from you

Willow Tree Homes will run the whole process from start to finish. We’ll develop the planning strategy, appoint and manage a consultant team, liaise with the council and negotiate the eventual sale of the site to a developer on your behalf.

You'll be kept informed

All reputable land promoters should be open and transparent with you throughout the process. We will keep you informed on progress and be available to discuss the site from beginning to end.

You retain the use of your land

The land is still yours – while we work to try to secure planning permission, you can carry on using it for whatever you were using it for before. You’ll be asked not to do anything that would increase the costs of development, or to sell it without letting us know, but otherwise your use of the land is unfettered.

So what next?

The difficulty of determining the value of a development site is one of the reasons why it pays to have expert assistance.

Willow Tree Homes is a specialist land promoter. That means we work with land owners to deliver planning permission on their sites at our cost and risk – our return is a share of the site’s value once it is sold.

Once planning permission is granted, we work with you to sell your site. Drawing on our extensive experience in the development industry, we make sure that house builders are being realistic in their assessment of what the completed houses will sell for, and what they will cost to build. That helps to increase what a developer will pay for a site.

We benefit from maximising the value of the site. That means you can be sure we’ll be working hard to get the most valuable planning permission we can.
